Most coating failures that look like product failures are moisture failures. The floor did not go bad. Water vapor moved up through the concrete, found the underside of the film, and pushed it off the slab. It shows up as bubbles, as edges that lift, or as an entire section that delaminates in sheets a year after it went down.
A moisture barrier system is the answer, and it starts with actually measuring the problem.
Why This Region In Particular
Southern Maryland is coastal plain. The soils hold water, the water table runs high across a lot of the three counties, and the humidity through the warm months is relentless. That combination pushes vapor through concrete year-round.
Two things make it worse in the local housing stock. Older rural properties across Mechanicsville, Charlotte Hall, and the tobacco-country parcels were frequently poured with no vapor retarder under the slab at all, because the sheeting simply was not standard practice when they went in. And waterfront and near-water properties around Solomons and the Patuxent and Potomac shorelines sit close enough to the water table that the ground under the slab is rarely dry.
Measuring It
- Relative humidity probe (ASTM F2170). Probes read internal slab humidity at depth. The more reliable test, because it measures the slab rather than the surface, and surface readings swing with the weather.
- Calcium chloride (ASTM F1869). Measures moisture vapor emission rate off the surface over a set period.
- Plastic sheet (ASTM D4263). A quick qualitative indicator. Useful as a first look, not as a specification.
The reading is what selects the primer. Barrier products are rated to a specific vapor emission rate or RH percentage, and specifying one below the measured reading is the same as not using one.
What the System Looks Like
A vapor-barrier primer is a high-solids epoxy engineered to be nearly impermeable. It goes on the prepared slab first, at a specified thickness, and everything else builds on top of it: base coat, broadcast, topcoat.
It adds cost and it adds a day. It is also the difference between a floor that lasts and a floor that gets done twice, and on a slab that tested high there is no version of the job that skips it.
