California, Maryland is unincorporated St. Mary’s County, straddling Route 235 just north of Lexington Park, and it is where most of the county’s modern growth landed. The housing stock here is young by Southern Maryland standards. Most of it went up from the 1990s onward as the Patuxent River workforce spread north out of Lexington Park, and that has a direct consequence for floor work: the slabs are good. They were poured over vapor retarder, they were finished properly, and they usually test low enough that a standard primer is fine and no vapor barrier is needed. That is worth saying plainly, because adding a moisture-barrier system to a slab that does not need one is money spent on nothing.
What these garages do need is a coating that survives how they actually get used. A two- or three-car attached garage in a Wildewood-era subdivision is rarely just parking. It is bikes, a chest freezer, a workbench, lawn equipment, and two vehicles that come in wet for a good part of the year. Bare concrete in that room dusts constantly, and the dust ends up on everything stored against the walls. A flake broadcast finish handles it: sealed so it sweeps clean, textured enough for grip when someone walks in from the rain, and patterned enough to hide the tire marks that a solid color shows off.
The Route 235 commercial strip is the other half of the work here. This corridor carries a dense run of retail, service, and medical space, and those floors get specified completely differently from a garage. The constraint is almost always downtime rather than durability. A tenant space that has to reopen Monday is a polyaspartic schedule, not a conventional epoxy one, and that decision changes the price before it changes anything else.
Newer construction also means more full basements framed and ready to finish. Those slabs coat easily and the systems that suit them are the quieter ones: solid color or a light flake under a satin topcoat, because full gloss in a low-ceilinged basement reflects every can light in the room.
