Leonardtown is the St. Mary’s County seat, and it splits cleanly into two kinds of concrete. Around the historic square and the older streets running off it, the housing is genuinely old, and a lot of it never had a garage at all. Out toward Route 5 and the newer development on the edge of town, the picture flips. These are modern slabs, poured over sheeting, with attached two- and three-car garages and full basements framed for finishing. The moisture readings are usually low and the prep is straightforward. What people want here is a finished basement floor that holds up to a home gym or a family room, and a garage floor that stops dusting onto everything stored in it.

Breton Bay adds the third case. Waterfront and near-water properties sit close enough to the water table that the ground under the slab stays wet through most of the year, and the humidity coming off the bay does not help a coating cure. Those jobs get a vapor-barrier primer far more often than not, and they get scheduled around the weather rather than dropped into the middle of a humid August week.

The county government and courthouse traffic also means Leonardtown has more small professional and retail build-out work than a town its size would otherwise carry. Those floors are a different specification again, chosen around foot traffic, cleaning chemicals, and how many days the space can be closed.
