A garage slab in Southern Maryland takes more abuse than most people expect. It gets road salt in February, standing humidity from June through September, and hot tires year-round. Bare concrete handles none of that well. It dusts, it stains, and it wicks moisture up from the ground underneath.
A coating changes what the surface is. Instead of porous concrete drinking in everything that lands on it, you get a sealed, non-absorbent floor that sweeps clean and takes a hose.
What Prep Actually Involves
Prep is the entire job. Anything sold as a one-day roll-on with no grinding is a coating that will come up in sheets.
- Diamond grinding brings the top layer of the slab open to a concrete surface profile the coating can key into. No acid etching.
- Crack and spall repair gets chased, filled with a rigid repair mortar, and ground flush.
- Moisture testing uses a relative-humidity probe or a calcium-chloride test on any slab showing signs of vapor drive. On a slab-on-grade garage in this region, this is not optional.
- Oil and stain remediation means contaminated areas get cut out and treated, because epoxy will not bond through a decade of drips.
Choosing the System
Solid color is the simplest and cheapest finish. Clean, uniform, and it shows every bit of dirt.
Flake broadcast is what most Southern Maryland garages end up with. Vinyl flake goes into the base coat to rejection, gets scraped, and is sealed under a clear topcoat. The texture hides dust and tire marks, adds grip when the floor is wet, and looks right in a residential garage.
Polyaspartic costs more and buys speed and UV stability. If the garage door stays open and sun hits the slab, an epoxy topcoat will amber over time. A polyaspartic topcoat will not.
